Privacy policy
Plain English. We are a small family storage business, and we collect only what we need to rent you a unit and keep your account straight.

What we collect
When you use a form on this site. The contact form, the waitlist form, and the records update form ask for your name, phone number, email address, and the unit details you fill in, plus anything you write in the message box. Those submissions are saved in our private staff records and emailed to us. They are not public.
When you rent a unit. The information on your signed rental agreement, including your name, mailing address, phone number, email address, and the unit you rent, along with your payment and balance history.
When you pay online. Payments are handled by Stripe. A "pay online" link on this site takes you to a payment page hosted by Stripe, where Stripe's own privacy policy applies as well as this one. Your bank account or card details go directly to Stripe and are stored by Stripe, not by us. We can see that a payment succeeded or failed and the last few digits of the account. We never see or store your full account number.
That payment page asks for your name, email address, phone number and billing address, and asks which unit you are paying for and which months the payment covers. Stripe passes those answers to us, and we use them to credit the payment to the right unit and to keep your contact details current — they are the same details we would otherwise have to ask you for. Your card or bank details themselves stay with Stripe. If you would rather not share any of it, mailing a check works exactly as it always has.
What we do not do
- We do not sell, rent, or trade your information to anyone.
- This site runs no advertising trackers, no analytics, and no third-party scripts. Fonts are served from our own server.
- Browsing this site sets no cookies. (Signing in to the owner admin area does, but that area is not for customers.)
Why we collect it
- To rent you a unit and administer your rental agreement.
- To reach you about your unit, your gate or access, your balance, or a problem at the site.
- To bill and collect rent, and to keep accurate books for taxes.
- To comply with Minnesota self-storage law, including any notices it requires.
Who sees it
- The owners, our business manager, and anyone we engage to help run the business.
- Our accountant, for bookkeeping and taxes.
- Stripe, our payment processor.
- Our email provider and our web host, because forms arrive as email and the site sits on rented server space.
- PostGrid, which prints and posts the invoices we send by mail, and Resend, which delivers the invoices we send by email. They receive your name, your mailing or email address, and what the invoice says.
- Google Chat, where our team is told about new form messages. It receives your name and the kind of message you sent, not your phone number, email address or message.
- Law enforcement, a court, or our attorney when the law requires it or when we need to enforce the rental agreement.
How long we keep it
For as long as you rent from us, and afterward for as long as tax and legal record-keeping requires, generally seven years. Lease documents and payment records are kept longer when a balance or a dispute is still open.
Your choices
Ask us what we have on file, correct anything that is wrong, or ask us to delete what we are not required to keep. Call or text (320) 200-9530 or email happyhoarderstorage@gmail.com. We will answer as quickly as we can, normally within a few business days.
If your information is ever exposed in a security breach, we will notify you, as Minnesota law requires.
Changes to this policy
If we change how we handle your information we will update this page and change the date at the top. Material changes that affect current tenants will also go out by email or by notice at the site.
